Welcome to MohaliInvest (“we,” “us,” “our”). These Terms & Conditions (“Terms”) govern your use of mohaliinvest.com and our mobile application (together, “the Service”). By accessing or using the Service, you agree to be bound by these Terms.

1. Nature of the Platform

MohaliInvest is a property listing and facilitation platform for the Tri-City region of Punjab (Mohali, Chandigarh, Panchkula, Zirakpur, Kharar, Kurali, Banur, Rajpura, New Chandigarh). We connect buyers, sellers, developers, and channel partners for real estate opportunities.

MohaliInvest is not:

• A registered real estate broker or RERA agent, unless separately and explicitly stated with a valid registration number on this website
• An investment company, fund manager, or provider of securities or collective investment schemes
• A party to any transaction concluded between users of the Platform

2. Eligibility

You must be at least 18 years old and legally capable of entering into binding contracts to use this Service.

3. Account Registration

Some features (listing a property, requesting quotes, registering as a channel partner) require an account. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account.

4. Listings and Verification

• All property listings are subject to admin review and approval before becoming publicly visible.
• We do not independently verify the legal title, ownership, or accuracy of any listing beyond the review process disclosed to users, and users are encouraged to conduct their own due diligence before any transaction.
• Buyer proof-of-funds declarations, where submitted, are self-declared by the user and reviewed by admin as a verification step; they are not a guarantee or certification of financial standing.

5. Quotes, Offers, and Channel Partners

• Quote and offer requests are broadcast privately to relevant channel partners or matched sellers/buyers; identities are protected until a connection is mutually approved.
• Channel partner tiers (e.g. Gold/Silver/Bronze) reflect platform standing and access levels within the Platform and do not constitute a franchise, employment, or agency relationship with MohaliInvest unless separately agreed in writing.
• The Platform’s fee calculator, where shown, is informational only and does not constitute a binding quotation or offer.

6. No Investment Products

MohaliInvest does not offer, promote, or facilitate investment products, securities, mutual funds, or any collective/pooled investment scheme. Any reference to “investment” on this Platform refers to real estate purchase opportunities, not financial securities or fund products. Users should not construe any feature of the Platform as financial or investment advice.

7. User Conduct

You agree not to:

• Submit false, misleading, or fraudulent listing or verification information
• Use the Service for any unlawful purpose
• Attempt to bypass the Platform’s identity-protection or admin-approval processes
• Scrape, copy, or misuse Platform data or listings

8. Intellectual Property

All content on the Platform, including but not limited to text, graphics, logos, and software, is the property of MohaliInvest or its licensors and may not be reproduced without permission.

9. Limitation of Liability

MohaliInvest facilitates connections between users but is not responsible for the outcome, accuracy, or legality of any transaction concluded between users. To the maximum extent permitted by law, MohaliInvest shall not be liable for any indirect, incidental, or consequential damages arising from use of the Service.

9.1 No Guarantee, No Investment Responsibility

MohaliInvest is strictly a listing and facilitation platform. We do not offer, guarantee, or take responsibility for any of the following:

• Any increase, decrease, appreciation, or depreciation in the value of any property listed or discussed on the Platform
• Any financial return, profit, gain, or outcome related to a property purchase, sale, or investment made by a user
• Any capital risk taken on by a user — MohaliInvest holds zero financial exposure, zero investment stake, and takes on zero risk in any transaction between users
• The legal title, ownership, construction quality, RERA compliance, or delivery timeline of any property listed on the Platform
• Any act, omission, misrepresentation, delay, insolvency, or fraud committed by a builder, developer, seller, channel partner, or any other third party, whether disclosed on the Platform or not — including if a builder or developer is declared fraudulent, insolvent, or otherwise defaults, at any point in the past, present, or future

Users acknowledge that all property purchase and investment decisions are made entirely at their own discretion and risk, based on their own due diligence. MohaliInvest strongly recommends independent legal, financial, and title verification before any transaction. MohaliInvest is a neutral facilitator only and bears no responsibility, financial or otherwise, for the conduct of any builder, developer, seller, buyer, or channel partner using the Platform.

10. Termination

We may suspend or terminate your account for violation of these Terms, fraudulent activity, or misuse of the Platform.

11. Governing Law and Jurisdiction

These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the courts at S.A.S. Nagar (Mohali), Punjab.

12. Changes to These Terms

We may revise these Terms from time to time. Continued use of the Service after changes constitutes acceptance of the revised Terms.
