Listing & Content Guidelines

These guidelines apply to everything submitted on MohaliInvest.com and the MohaliInvest app by Buyers, Sellers, and Partners — property listings, buyer requirements, photos, floor plans, master plan details, and enquiry messages. By submitting content, you agree to follow these rules.

What we require from every listing

You must have the legal right or authorisation to list the property (as the owner, or as an authorised broker/builder/partner).
Pricing, area, floor, furnishing, and all other property details must be accurate to the best of your knowledge.
Photos and floor plans must be genuine images of the actual property or project — not stock photos, not images of a different unit, and not images you don’t have rights to use.
Where applicable under the Real Estate (Regulation and Development) Act, 2016 (RERA) and Punjab RERA, Sellers and Partners are responsible for ensuring the project/property they list is compliant, and should be prepared to share valid RERA registration details on request.
Do not create duplicate listings for the same property, and remove or mark a listing as unavailable once it is sold, rented, or withdrawn.

Protecting user privacy

MohaliInvest connects Buyers and Sellers through our platform while keeping Seller/owner identity masked until we facilitate the connection. To protect this:

Do not include personal phone numbers, email addresses, or external contact links inside listing descriptions, photos, or requirement text.
All enquiries must go through MohaliInvest’s official contact channels (Call/WhatsApp/enquiry form), not around them.

Strictly prohibited

Fraudulent listings, fake ownership claims, or listings for properties that don’t exist
Knowingly listing a property with disputed, encroached, or unclear title as clear/ready
Discriminatory language or preferences based on religion, caste, community, gender, or similar protected characteristics
Abusive, threatening, or offensive language anywhere in a listing, requirement, or message
Images or documents you don’t own or have rights to use
Spam, unrelated advertising, phishing links, or malware
Impersonating another person, agency, or business
Scraping, copying, or reposting another user’s listing as your own

Review process

New listings and projects submitted by Sellers and Partners are reviewed by our team before going live. We may contact you for clarification or supporting documents before approval. We reserve the right to reject, edit for accuracy, or take down any listing that does not meet these guidelines, at any stage — before or after publishing.

Reporting a listing

If you come across a listing or message that looks fraudulent, inaccurate, or abusive, please report it to us immediately:

Include the property name/area and, where possible, a screenshot or link. We review all reports and take action, which may include removing the listing, warning the user, or suspending the account for repeat or serious violations.

Buyer due diligence

While we review listings before publishing, MohaliInvest facilitates connections between Buyers and Sellers/Partners and is not a party to the final transaction. Buyers are strongly encouraged to independently verify property title, RERA registration, approvals, and all other details before making any payment or entering into an agreement.

Enforcement

Violation of these guidelines may result in listing removal, account warning, temporary suspension, permanent account ban, and — for fraud or illegal activity — cooperation with law enforcement.
